Good Question, Mike!

Tsawwassen is typical suburbia. Lots of homes, trees, kids, parks...
and commercial areas along the main drag - 56th Street.
Of course, this is the route to Point Roberts. But is it "strip mall
hell"? Not really. There are much worse areas
in Vancouver or any North American city.

Tsawwassen is actually very nice and peaceful. Definitely more built
up than Point Bob. Point Bob feels like
cottage country - narrow roads with little traffic. Lots of trees,
lots of cottages hidden on big lots, and of course,
lots of water. It is a wonderful place to cycle... and there is a
nice golf course there too.

The main street in PR (Tyee Drive) is actually a wee bit more unsightly
than anything in Tsawwassen. Gas stations, empty fields and a big
market.
So, I really don't know why anyone would disparage Tsawwassen. Or
Point Roberts! They're both nice places.

Now... the South Delta thing... I believe the whole area down there is
part of the Corporation of Delta... and Tsawwassen
is a community within that. There is also an Indian reserve on the
west side of Tsawassen (hence the name!). A major
ferry terminal is also nearby.

Also from that site, is this brief description of Tsawassen:

Tsawwassen: (pop 21,090*), handsome single family dwellings
predominate in prestigious Tsawwassen.
Higher density housing is limited to low-rise townhouses and
apartments. Most newer homes attract high income residents, and
waterfront homes are $425,000 and up. Other homes prices range from
$230,000 +for starter homes to $1,000,000 plus for palatial homes.

Doesn't sound like Strip Mall Hell ;) And it sounds out of my range !!!
